There are several areas in Pune that have witnessed tremendous growth over the years. This development has, in fact, changed the look of several areas altogether. Areas which were earlier nothing more than hamlets are now home to some of the top-end companies and have witnessed several residential projects springing up.

In this regard, Kondhwa is among Pune’s most recently developed residential areas, which is said to be a fast growing suburb. It is located in southern Pune and shares proximity to Camp and the Cantonment areas. Kondhwa has linkages to the Pune Railway Station, Pune Airport, Swargate bus stand, Kalyani Nagar, Hadapsar and Deccan Gymkhana which are eminent and important areas in the city. Home Decor Tips

Sanjay Bajaj, Managing Director – Pune, Jones Lang LaSalle India, says, “Over the last few years, the micro-market comprising locations like Salunke Vihar, Lulla Nagar, Kondhwa, NIBM Road and Mohammadwadi has emerged as a prominent residential destination for the workforce employed in central areas like the Cantonment / Camp area as well as areas like Kalyaninagar and Hadapsar. Apart from the working population, this micro market is also preferred as a post retirement residential destination for ex-servicemen staying in the Cantonment area.”

This micro-market, especially in terms of NIBM Road and Mohammadwadi, has also witnessed a steady stream of investors from Mumbai looking at residential properties. Its proximity to the Mumbai-Bangalore Highway through the Katraj-Pisoli Road is the key reason for this.

Development has gradually moved southward towards Kondhwa and NIBM Road. These locations have picked up significantly over the last five years, predominantly in terms of bungalow schemes and mixed schemes featuring bungalows and apartments. The onus has by now narrowed down predominantly to apartments.

Sujay Kalele, Vice-President – Business Development, Kolte Patil Developers, says, “We have been in NIBM since 1994. In the last decade, the place has grown significantly. Earlier, its only claim to fame was its proximity to the city centre. But today, it has become one of the most sought after areas for the homebuyers.”

Citing the reasons, Kalele says, “Today, the NIBM road has all the necessary infrastructure making it an ideal place to live in. There are several prominent schools like the Delhi Public School, a good number of hospitals, clubs like the Corinthian Club – so all the facilities are easily accessible which has struck an instant chord with the people looking to buy a home in this area. Also, with the army cantonment here, the green areas are higher which keeps the surroundings looking pleasant and fresh. We have three projects here Allura, Margosa Heights and Maple Leaves, for all the first phase is completed; we are now working on launching the second phase for each of them. The response has been wonderful. Gagan Properties have projects in the three areas Kondhwa, Undri and Pisoli. Kondhwa-Gagan Emerald, Undri- Gagan Arena and Pisoli, they have an upcoming project in the area. Sushil Agarwal, Director, Gagan Properties, says, “I have chosen these areas for my projects as I feel that this side of town, these are the most upcoming areas. A wide scope of development can be expected from them. The appreciation is also quite good. There is a lot of decent infrastructure in the vicinity and a number of clubs can be seen in the region. The present rates going are between Rs 2,700-4,000 and an increment of Rs 700-800 has taken place since the last one year.
